How to instantly turn a 2000sq.ft home into a 2600sq.ft. Home…CONVERT THE GARAGE!! With this reno…we gained a second large living room dedicated to the kids, which meant we could move the playroom out of the 360 windowed sun room which sits open to the kitchen and main living room and shows off the constant kid mess and is not sound proof!! We framed in the new living room with a large butlers pantry that houses not only the pantry cabinets, but an extra fridge, two deep freezers and an additional prep countertop (soon to be additional sink and lower cabinet storage! We also added a large mudroom off the new back door (from the outside carport which holds all the clutter of shoes, bags, coats etc and removes it from congregating in my front door entry! With a now free sun room we moved our offices out of the formal dining room and into the back sun room. Giving us extra sunshine and space as well as a large clean inviting new dining area (which also happens to make a much more inviting welcome as you enter the home) The original pantry was combined with the laundry room and while we haven’t tackled that renovation yet the removal of the pantry portion has opened up that room immensely and made the daunting task of laundry a little less….well daunting! All in all the conversion of one garage gave us space in almost every other living area of our house. We couldn’t be happier with this renovation outcome!! Find the correct price for your home and then reduce that number slightly and then list it! What’s the thought process here? I’m glad you asked. When buyers perceive a “deal”, THAT is when they act with urgency! This urgency causes them move past the superficial imperfections or things they don’t personally love about the home. The possible deal actually increases the probability of the buyers willingness to increase their offer as other offers come in. When you price your home accurately or too high… you are inviting all the buyers to get hung up on the unimportant details that may not meet their preferences!!
